- U.S. GOVERNMENT NOTICE OF LEASE REQUIREMENT The General Services Administration (GSA) is seeking expressions of interest from owners and authorized representatives of properties meeting the following requirements: State: Mississippi City: Vicksburg Delineated Area: City Limits of Vicksburg Minimum Sq. Ft. (ABOA): 5,065 Maximum Sq. Ft. (ABOA): 5,500 Space Type: Office Parking Spaces (Total): 0 Full Term: 15 years/10 years firm Tenant Improvement Allowance: $53.06/ABOA SF Building Specific Amortized Capital (BSAC) Allowance: $12.00/ABOA SF Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as 100-year floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). Building name and address; Contact information and e-mail address of offeror�s representative; ABOA SF and rentable square feet available, identifying the specific floors and square footages; Asking full-service rental rate per ABOA SF and RSF inclusive of a standard GSA warm-lit shell; or Asking full-service rental rate per ABOA SF and RSF inclusive of a standard GSA warm-lit shell, a tenant improvement allowance of $XX/ABOA SF, and a BSAC allowance of $XX/ABOA SF; Operating costs per ABOA SF and RSF included in the full-service rates; Submission by anyone other than the owner or manager of a property must be accompanied by written consent from the ownership granting authority to the representative in providing the information to the Government. At least one public transportation stop located within 800 walkable linear feet of the public entrance. Building shall be free of asbestos containing materials. LCO discretion will be applied to deviations. Additional Requirements: 1. Space should not be located near establishments whose primary operation is the sale of alcoholic beverages, firearms sold/discharged, or where there are tenants related to drug treatment or detention facilities. 2. All contiguous space. First floor preferred, if 2 floors, require a minimum of 2 elevators. 3. Space shall be located in a professional office setting and not within close proximity to residential areas, railroad tracks or power transmission lines. 4. Columns must be at least 20 feet apart (center to center) and 20 feet from any interior wall.
