- General Services Administration (GSA) seeks to lease the following space: State: TN City: Nashville Delineated Area: North: Northwest on US-70/Charlotte Avenue, North on 12th Avenue N, East on Nelson Merry Street, North on George L Davis Boulevard, East on Josephine Holloway Avenue, South on Capitol View Road, East on Charlotte Avenue. East: South on Rosa Parks Avenue, East on Union Street, South on Polk Avenue, East on Church Street, South on 7th Avenue N, West on Commerce Street, South on Rosa Parks Boulevard, East on Broadway, South on 7th Avenue S, Southwest along Nashville HUD Field Office, Southeast on 8th Avenue S, South on TN-6. South: West on Gleaves Street, North on Pine Street, South on 11th Avenue S/12th Avenue S, West on Division Street, Northwest on 17th Avenue S, Southwest on US-70. West: Northeast on Elliston Place, Northwest on 25th Avenue N to US-70. Sq. Ft. (ABOA): 2,678 Space Type: Office Parking Spaces (Structured): 1 Parking Spaces (Structured or Surface): 5 Full Term: 10 Years Firm Term: 5 Years Additional Requirements: The one (1) required reserved structured parking space must be located in an area with restricted access, as determined by the LCO. Offered space must be located on the third (3rd) floor or above of a multi-story building. Offered space must be contiguous on one (1) floor. Offered space cannot be adjacent to other tenants with high public interaction, as determined by the LCO. Offered building cannot be owned by groups or individuals involved with cannabis activity that contradicts the mission of the Federal Judiciary, as determined by the LCO. Offered space will be subject to a security assessment. The following space configurations will not be considered: extremely long or narrow runs of space irregularly shaped space configurations or other unusual building features adversely affecting usage. Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. Other typical and special requirements as called for in the Request for Lease Proposal package. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance (formerly referred to as �100-year� floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). Expressions of Interest Submission Instructions/Requirements: Please provide the following basic information and descriptions pertaining to the building you propose for consideration. All submissions should include the following information: (1) Name of owner; (2) Age of building; (3) Total existing gross square feet, and gross square feet per floor; (4) Site plan depicting the building and parking; (5) Floor plan and gross square footage of proposed space; (6) Identification of on-site parking; (7) Address or described location of building; (8) Location on map demonstrating the building lies within the delineated area; (9) Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; (10) Any information related to title issues, easements, or restrictions on the use of the building; and (11) Provide expected rental rate per rentable square foot.
