Description
GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: North Carolina City: Concord Delineated Area: North: I-85 from Highway 3 to Bruton Smith Blvd East: Highway 3 from I-85 to Highway 601 South: Highway 601 to Roberta Road to Pitts School Road West: Pitts School Road to Highway 29 to Burton Smith Blvd to I-85 Office Minimum Sq. Ft. (ABOA): 9,854 Office Maximum Sq. Ft. (ABOA): 10,347 Parking Spaces (Total): Per Local Code Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 15 Years Firm Term: 10 Years Option Term: NA Additional Requirements: Offered space must be located on one contiguous floor. Where space is located above street level, elevator service shall consist of a minimum of two accessible elevators which serve the floor proposed for the Government. Space shall not be more than twice as long as it is wide. Contiguous space on one floor is required. Column size cannot exceed two (2�) feet square and space between columns and/or walls throughout the offered space shall be predominantly no less than 20 feet. Public transit is required within a walkable 1,320 feet from the offered building. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as �100-year� floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ). If known, please include the information below. � Building name and address. � Location of space in the building and date of availability. � Rentable Square Feet (RSF) offered and full-service rental rate per RSF; � ANSI/BOMA office area (ABOA) square feet offered and full-service rental rate per ABOA SF; � Floor plans (as-built) identifying offered space and a building elevation plan to scale. � Provide site map demonstrating the property lines. � Evidence that the offered space will meet the other specific requirements identified herein; � Submission by anyone other than the owner or manager of a property must be accompanied by written consent from the ownership granting authority to the representative in providing the information to the Government; and in cases where an agent is representing multiple ownership entities, broker must provide written acknowledgement/permission to represent multiple interested parties for the same submission.
