Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: New Jersey City: Mount Laurel Delineated Area: North: From the intersection of Union Landing Road and River Road (the point of beginning), travel Northeast on River Road to N Pavilion Avenue/Burlington Avenue. Continue East along Burlington Avenue to Warren Street E/Beverly Road. Go East on Beverly Road to Burlington Pike (NJ Route 130). Travel Northeast on Burlington Pike to High Street. East: Continue Southeast on High Street/Burlington-Mount Holly Road (NJ Road 541) to the NJ Turnpike. Go Southwest on the NJ Turnpike to Creek Road. Continue Southeast on Creek Road to Hainesport Mt. Laurel Road. Travel Southwest on Hainesport Mt. Laurel Road to Mt. Laurel Road. Go Southeast on Mt. Laurel Road to N. Elmwood Road. Continue South on N. Elmwood Road to NJ Road 70 (John Davison Rockefeller Memorial Highway). South: Go West on NJ Road 70 to NJ Highway 73. Continue Northwest on NJ Highway 73 to I-295. West: Travel Northeast on I-295 to S. Church Street. Go Northwest on Church Street to Burlington Pike (NJ Route 130). Continue Northeast on Burlington Pike to Union Landing Road. Travel Northwest on Union Landing Road to River Road, the point of beginning. Minimum Sq. Ft. (ABOA): 24,864 ABOA SF Maximum Sq. Ft. (ABOA): 26,107 ABOA SF Space Type: Office Parking Spaces (Total): Seventy (70) Total Spaces Parking Spaces (Surface): Seventy (70) Surface Spaces Parking Spaces (Structured): Zero (0) Structured Spaces Parking Spaces (Reserved): Four (4) Reserved Spaces Full Term: Ten (10) Years Firm Term: Five (5) Years Option Term: One (1), Five (5) Year Renewal Option Additional Requirements: The Government shall have access to the building 24 hours a day, 7 days a week. Space must be contiguous on one floor. The Government tenant shall be a public facing agency. The location shall serve as a public facing office, and must be able to accommodate large amounts of daily public visitors. If the space is located above the ground floor, a freight elevator is required. Interested parties must provide the name of the building, address, location of available space, rentable square feet offered, and contact information of authorized representative. All interested parties must either submit evidence of ownership or written authorization to represent the owner(s). Any submissions received without documentation of ownership and/or written authorization to represent the owner(s) will not be considered until such time the documentation has been received, which must also be submitted prior to the Expression of Interests Due Date. In cases where an agent is representing multiple ownership entities, broker must provide written acknowledgement / permission to represent multiple interested parties for the same submission. Reference project number: 3NJ0260 Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 0.2-percent-annual chance floodplain (formerly referred to as �500-Year� floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ). The U.S. Government currently occupies office and related space in a building under a lease in Mount Laurel, NJ, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. At this time, the Government is only considering existing buildings, and will not consider new construction options.
