Description
General Services Administration (GSA) seeks to lease the following space:� � � � � � � � � � � � � � � � � � � � � State: VA City: Chesapeake Delineated Area: The point of beginning being is the intersection of I-464 and US-13/S Military Hwy S. Head Southeast on I-464/VA-168 to VA-190/Kempsville Road. Head northeast on VA-190/Kempsville Rd to Chesapeake, VA City Limits at Scott Avenue Southwest on US-13/S Military Hwy S. to the intersection of I-464 and US-13/S Military Hwy S, returning to the point of beginning. � See attached map Minimum Sq. Ft. (ABOA): 36,943 ABOA SF total of mixed space, see the below breakdown Office � 5,788 ABOA SF Special Space � 16,666 ABOA SF Warehouse � 14,489 ABOA SF Maximum Sq. Ft. (ABOA): 38,790 ABOA SF total of mixed space, see the below breakdown Office � 6,077 ABOA SF Special Space � 17,499 ABOA SF Warehouse � 15,214 ABOA SF Space Type: Office, Special, & Warehouse Surface Parking Spaces (Total): 60 surface parking spaces* - See detailed parking requirements Parking Spaces (Reserved): Detailed Parking Requirements: 60 surface spaces plus A minimum of 20 (10' x 20') parking stalls and 5 (10' x 30' ) boat trailers stalls Full Term: 15 years Firm Term: 10 years Additional Requirements: Subleases are not acceptable. Ability to mount antennas and arrays south facing with a minimum of 30 linear feet of array is needed. This requires an unobstructed clear southern sky visibility (202 degrees azimuth, and 45 degrees from the horizon). The secured yard shall enclose the distinct yet contiguous outdoor areas for: Outdoor Government Vehicle Parking; Wareyard; Outdoor Work Areas; Outdoor Equipment Wash Station; Outdoor Loading Zone; and Outdoor Emergency Power generator. Space should allow for an efficient layout. Inefficient layout may include, but not be limited to, one or more of the following building features and will be determined on a case by case basis: Narrow column spacing; Atriums, light wells, or other areas interrupting contiguous spaces; Extremely long, narrow runs of space; Irregular space configurations; or Other unusual building features. Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain.
