Academy Boulevard to the West, Carefree N. Circle to the North, Marksheffle Road to the East, and S. Powers Boulevard/Bradley Road to the South Minimum Sq. Ft. (ABOA): 6300 Maximum Sq. Ft. (ABOA): 6400 Space Type: Warehouse Parking Spaces (Total): 12 Parking Spaces (Surface): 12 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 12 Full Term: 15 Firm Term: 10 Option Term: 0 Additional Requirements: Leased space should have miniumim of 2 loading docks with area to maneuver a commercial semi-trailer and a 6' wide lockble door for interior access (wide and tall enough to fit a forklift or pallet lifter). Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain. *********************************************************************************************** The U.S. Government currently occupies office and related space in a building under a lease in Colorado Springs, CO, that will be expiring 07/31/21.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
