- The purpose of this Amendment is to modify the delineated area, the requested square footage, update the Additional Requirement, modify the Estimated Occupancy Date, and update the GSA LCO contact name. All other aspects of the advertisement have remained unchanged. U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Torrance City: California Delineated Area: North: 190th Street East: Crenshaw Boulevard South: Lomita Boulevard West: Hawthorne Boulevard (Highway 107) Minimum Sq. Ft. (ABOA): 13,899 ABOA Maximum Sq. Ft. (ABOA): 14,500 ABOA Space Type: Office Parking Spaces (Total): Three (3) Reserved Surface Parking Spaces Parking Spaces (Surface): 3 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 3 Full Term: Fifteen (15) years (180 Months) Firm Term: Ten (10) years (120 Months) Option Term: None Additional Requirements: • Space shall be located not more than the equivalent of two (2) city blocks from a primary or secondary street. • Efficient use of space: configuration (space shall be no more than twice as long as it is wide), size, number and placements of columns (columns must be at least 20' from any interior wall and from each other, and be no more than 2' square. • Space must be contiguous (on one floor). If space is located above the ground floor, a minimum of two elevators is required (one may be a freight elevator). • Janitorial Services to be provided between the hours of 7:00 a.m. to 5:00 p.m. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
