Description
Description U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 63,700 RSF (YIELDING AT LEAST 55,414 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE WITHIN A SPECIFIC DELINEATED AREA IN MARYLAND. The space must be available for occupancy no later than Summer 2010. The space must meet requirements for fire-safety plus handicapped access in accordance with ABAAS guidelines. A minimum of 18,500 RSF of first (1st) floor space is required and the full requirement must be satisfied on no more than two (2) floors. Offered space must be contiguous. 9-feet 0-inch finished ceiling height within the leased space is required. Building lobby and elevators need to be able to accommodate large numbers of public visitors as the occupying agency has daily interaction with an average of 750 people a day, but numbers could increase to close to 1,500 depending on office activities. The occupying agency has high security requirements which will require the installation of security equipment. Access to space on weekends and evenings are a must. This potentially includes access by the public after “normal” business hours. The agency will solely control access to their leased premises, including secure vertical circulation between floors. On site parking and public transportation located with 1/8th mile of the offered building is required. Public transportation must operate with regularly scheduled stops between 6:00 AM and 9:00PM. LEASE TERM: Ten (10) Years DELINEATED AREA (Please see attached maps): Central Business District of Baltimore, MD AND Within the previously advertised delineated area (8MD2020 posted on 4/25/2008 ) shown below: NORTH -- Starting at the intersection of Route 29 (Columbia Pike) and Interstate-70, East along I-70 to Route 695 (Baltimore Beltway). South on Route 695 to the intersection of Route 97 (Glen Burnie Bypass). EAST-- South along Route 97 to the intersection of Route 100 (Paul Pitcher Memorial Highway). West along Route 100 to Route 170 (Telegraph Road). South along Route 170 to the intersection of Route 32. SOUTH—West along Route 32 to the intersection of Route 198. Continuing West along Route 198 to where it meets the Patuxent River. Northwest along the north bank of the Patuxent River to where it meets Interstate-95. WEST – North on I-95 to the intersection of Route 32. West along Route 32 to the intersection of Route 29 (Columbia Pike). North along Route 29 back to the intersection of Interstate-70. *Those who responded to the 4/25/2008 advertisement do not need to respond again to this posting. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN July 21, 2008 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building 2) One-eighth inch scale drawing of space offered. 3) ANSI/BOMA defined Office Area Square Feet 4) Rentable Square Feet offered 5) Percentage Common Area Factor used to determine rentable square feet 6) Number of parking spaces available on the premises and the number of parking spaces available at nearby lots. 7) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
