Description
U.S. GOVERNMENT WANTS TO LEASE SPACE IN KEY WEST, FLORIDA AMOUNT: Approximately 11,400 square feet of rentable office and related space for use by Tenant for personnel, furnishings, and equipment. Rentable space must yield approximately 9,888 BOMA usable square feet. Building must be Class ?A?. LOCATION: Proposed space must be located within the area known as the Island of Key West, Florida. Preference will be given to buildings/sites within the Central Business Area. The Government will consider existing buildings and new construction. REQUIRED: General: All services, supplies, utilities, and required tenant alterations are to be provided as part of the rental consideration. Other: The following are specific requirements to be met by the space and building: 1. 30 secured parking spaces accessible 24/7; if not all parking is on site, off site spaces must be in single location within 1 block of office space. Covered parking is preferred to prevent damage to sensitive electronic equipment in enforcement vehicles. Parking shall be paved, striped and graded for proper drainage. 2. If existing building, space shall be on second floor or higher. If no space on the second floor or higher is available first floor may be considered. 3. If new construction, minimum of 50? setback for each building side facing a street. 4. Space must be a single block of contiguous space (i.e. not separated by a public corridor). 5. Perimeter of space offered shall be, or capable of being, constructed slab-to-slab. 6. Windows must have, or be capable of having, positive locking systems that are not susceptible to tampering from the outside. Security bars are required on windows with access from the outside (first floor, ledges, roofs, etc.). TERM: Ten (10) years, with five (5) year firm term. A longer firm term will be considered for new construction. OWNERS AND AGENTS: To express interest, please contact the following office no later than June 18, 2004. Agents must SUBMIT a letter of authorization or other evidence to represent an owner. EXISTING BUILDINGS AND NEW CONSTRUCTION MAY BE SUBMITTED FOR CONSIDERATION. BUILDINGS AND SITES SUBMITTED SHALL BE SUBJECT TO A FORMAL MARKET SURVEY BY THE GOVERNMENT TO DETERMINE SUITABILTY TO MEET THE GOVERNMENT?S REQUIREMENTS AND RECEIVE A FORMAL SOLICITATION FOR OFFERS.
